Have you ever heard of a silent sale before? RealEstateTalk.com.au’s host, Kevin Turner and one of Melbourne’s Top Agents, Frank Ruffo, Director of Hodges Real Estate Bentleigh discussed this concept over the weekend.

As the name suggest, a silent sales is transaction between a seller and a buyer without the property ever officially going on the market. “A silent sale requires a vendor who is contemplating selling to inform an agent, their interest in selling does not necessarily need to be immediate. It might be a question of price and settlement terms that is too good to resist. The agents job is to match make the vendor to a buyer. A good agent will be familiar with passive buyers in the market and will know their criteria. My job is then to get the vendor and the buyer to meet and have a transaction that pleases both parties,” said Frank.
