How long does it take to sell a house in Melbourne?
There is no definite answer your Real Estate Agent can give you unfortunately when it comes to ‘how long does it take to sell a house’. Angus Graham, Director at Hodges Sandringham comments with the following: “On average in Australia, it takes about 30 days from when you take the photos of your home until the date of sale,”.
“Once the home has been sold, settlement usually takes between 30 and 120 days, with land sales and sales to developers usually taking longer,” Angus added. However, when selling your house, there are a couple of things to consider that will help provide you with a more accurate estimate on this timeframe…
1. The average number of days on market in your area.
While 30 days is the national average it can vary quite significantly based on the location where you are selling your home. To uncover your area’s average number of days on the market, engage with a local Real Estate Agent.
2. Preparation
Some sellers are prepared and ready to say ‘sell my house’ to a Real Estate Agent immediately. They have done the work to ensure the house is already presentable and in an acceptable condition for someone buying a house and have researched and chosen the Real Estate Agent. Others need time to prepare the house for sale. Angus Graham explained, “Some may need styling advice or help with decluttering, painting or trimming down the garden, to make the overall property more presentable.” A welcoming, low maintenance, clean home will appeal to more people buying a house and encourage a faster sale.
3. Obtaining a realistic home valuation
“Pricing a property correctly can certainly drive more people through the front door and give you a better chance of achieving the desired result in the shortest time possible,” Angus says. An unrealistic property valuation and house price estimate certainly runs the risk of a much longer sales period. When determining the house price with your real estate agent it’s important to take advice and guidance and be realistic to increase the chance of selling your home quicker.
4. Reach every buyer through efficient marketing
If you want to sell your home fast, you’ll need to ensure you work with your Real Estate Agent to market and advertise your home to uncover every potential buyer. The more exposure the property receives when selling your home, the faster it’s likely to sell. Print marketing, digital marketing, property boards, well presented ‘open for inspections’ and impressive photography will all expose your property to people looking to buy a house, encourage a faster sale, and receive an optimal house price.
