Victoria’s rental laws are continuing to evolve, with new changes taking effect from 31 March 2026, designed to create a fairer and more transparent experience for renters.
From this date, a standard rental application form will be introduced across all properties. This means renters will only be asked for specific, approved information—helping protect privacy and ensuring a more consistent application process.
Another key change is the removal of certain fees. Renters will no longer be charged for submitting applications or for using particular third-party payment platforms, making it easier and more affordable to secure a home.
There will also be greater oversight of rent increases, with stronger powers for regulators to review rises that may be considered excessive.
These updates build on recent reforms already in place, including the removal of “no-reason” evictions, longer notice periods, and clearer minimum standards for rental homes before they are advertised.
Looking ahead, further changes are planned—particularly around energy efficiency standards, which are expected to roll out from 2027.
