This year the residential property market has weathered the Melbourne winter particularly well and while it has cooled, activity in the market during this traditionally quiet period has been more robust than in previous years.

The past few years have seen activity return in early spring as buyers look to purchase property before summer so they can move over the Christmas period and settle their kids into school for the following year.

The winter slow season started later this year and will continue into spring. This will have a knock-on effect of a particularly busy late spring-summer period. The season will peak in mid-October following the Grand Final and Spring Carnival, with all signs pointing to a very strong finish to the year.

Those thinking of selling should list their property as soon as possible to take advantage of upcoming increased buyer activity.

Buyers looking to purchase this calendar year will benefit from increased stock, but set against a background of stiff competition, and therefore should bid assertively.
