Hodges Caulfield’s Oren Flamm shares the inside word on Hodges’ real estate marketing wizardry with Property Review Weekly
Tips and Tricks in an Agent’s Toolkit
Real estate agents are often touted as the best marketers in the world. What makes them so good? What tips and tricks do they have up their sleeve?
Flattering photography
Just like world’s most famous supermodels, properties rely on flattering photography to sell their beauty.
For most homes, daytime photographs will do the trick. However, depending on your property, it might be worth thinking outside the square and taking advantage of different photographic styles.
Elevated and aerial photography
Do you have a large property? Elevated or aerial photography can emphasise a larger home’s size, landscaping and surrounding topography, all of which is more difficult to capture with regular photography.
Dusk photography
Coined ‘golden hour’ by professional photographers, dusk is considered to be the time of day with the best lighting. Dusk produces soft light which is more flattering than the harsh midday sun.
Furniture
Over the years, most of us acquire more furniture than we really need. During the selling process, it’s worth removing a few pieces of furniture to make your home seem more spacious. As you select the furniture to keep for inspections, aim for a consistent style. Decide whether you want a classic, traditional or modern look. Be sure to remove personal items.
Floor plans
Floor plans help prospective buyers see how all the photos of your home fit together home in an overall structure. Whilst black and white floor plans are very effective, coloured and textured plans can make your listing stand out by illustrating a home’s colour scheme or details, such as flooring or decking. Interactive floor plans are becoming increasingly popular. They combine photographs with floor plans which help buyers navigate through the home.
Professional copy writing
Great copy writing is the key to communicating your home’s story. It should help buyers picture themselves living there. It’s important that the wording used in advertisements, brochures and online is professional, captivating and free of jargon.
