The first long weekend of the year is a great time to get away and enjoy the beach, but many of our clients ask us if this is a good or a bad time to sell? Here are a couple pros and cons for selling over the public holiday.

Pros:

  • Since it is a long weekend it means more people have time up their sleeves to scout for properties and attend auctions or open houses.
  • Mid-January and Early Feb are seeing a gradual increase in homes on the market with the public holiday set to bring in many new houses.
  • Those who attend open houses or auctions on a long weekend are likely to be more serious buyers with a vested interest in your property, therefore increasing the likelihood of sale.
  • Going away for the weekend gives your agent more freedom to show potential buyers the property without the awkwardness or anxiety from your end.

Cons:

  • People do tend to go away over the long weekend which means less competition between buyers at an auction.
  • You won’t be able to go away and enjoy your long weekend if you are holding an auction.
  • Because there is less foot traffic, potential buyers and viewers won’t be able to see the surrounding community in full swing. Remember – you are selling a lifestyle, not just your property.
